Q: What is the purpose of this site?
A: To show you our real estate investment opportunities. Stocks just aren't safe anymore and many Americans are watching their retirement funds wash away with the unstable market. We're here to educate you and help you find a "safer" way to invest – income producing assets. We believe that answer is in real estate investing in locations where we believe property values and job growth will continue to appreciate in the future. Oh yes, there are some locations still doing very well! We can show you.

Q: Will you share my information with any third parties?
A: Absolutely not! We are not involved with any third parties. We only use your information to answer any questions that you have and email you in regards to your interest in Timberhawk Investments.

Q: Why haven't I heard of investing in real estate with my IRA?
A: Most stock brokers and financial planners don't want you to know. They make money when you buy and sell. It's a very smart move right now. You are much better off owning an income producing asset then a paper stock right now.

Q: What if I don't have much to invest – say $10,000? Can I still consider real estate investing?
A:Sure. Give us a call or send us an email and we can show you how it is done. It's quite simple, you can pool your money with other investors and pay cash for a property, you can use your IRA or you can get a loan and leverage your money.

Q: How does Timberhawk make a profit?
A:The only way we make a profit is selling our townhomes. We see the market changing and our focus is shifting from selling to owners to selling to investors. Where the loan market has been strictly tightened, people are finding it near impossible to buy homes because they don't have the down payment funds to execute a loan. That is extremely frustrating because housing prices have dropped considerably and now is an amazing time to buy properties. We educate you on how to buy and help you purchase real estate. It is possible, easier then you think and a very smart move! Unfortunately, people don't understand how to purchase an income producing townhome with your investments or your 401k.You can!

Q: Can I come see the properties and meet with you in person?
A: Sure, Come on out! We would love to show you around. Our projects are about a 3-hour drive from Salt Lake City. If you are flying in, we can pick you up at the airport and drive you to the projects. Give us a call and we will help you arrange a visit.


Q: How many investors have already purchased your properties?
A: Currently, about 50% of everything we sell is to investors. We have over 50 investors that have purchased properties from us. Most are making excellent returns and many have invested in additional properties. Contact us and we will be happy to give you the phone numbers of the investors that have already bought from us so you can call and talk to them.


Q: Do you have investment properties for sale outside of Utah and Idaho?
A: Not right now. We only build in areas we know and understand very well. Right now that is Utah and Idaho. Our next area of interest is southeastern Wyoming. This area is also booming because of natural gas production. We believe that natural gas will be in high demand as a clean burning, environmentally friendly fuel that we have abundantly here in the U.S. As the U.S. tries to reduce its dependence on foreign oil, natural gas will be a major source of energy for the foreseeable future.


Q: What about property management? I do not want to be a landlord.
A: We work with property management companies that charge 10% of the rents to manage your properties. They find and screen renters, collect rent money, resolve any maintenance issues, etc. Your renter will never even know our name or phone number. It will truly be a hassle-free investment.


Q: What if I cant find a renter?
A: You can. We will help you and make sure you get a qualified renter very quickly. We have lists of people who need to rent asap. There is such a rental demand in our projects that you will have no problem finding qualified renters very quickly. In our Roosevelt Meadows project we have many renters paying between $1,500 and $1,800 per month.


Q: How long do most investors hold the property?
A: That depends. Everyone has different time horizons and investment goals. However, if you need a short-term investment, this is not right for you. Investing in rental properties is a longer term strategy. You may be able to resell you property within one year and make a good profit, or you may hold if for more than 10 years. It depends on your investment needs and goals.
